Control Survey

Control surveys are carried out to establish precise horizontal and vertical positions of reference monuments. These serves as the basis for subsequent surveys for projects such as topographic and hydrographic mapping, boundary delineations, road and construction planning, design and layout. We employ GPS/GNSS for the establishment of control points in static post-processing and RTK mode.

GIS is one of the most popular interfaces where geo data is stored, manipulated, analyzed, visualized and applied in a multiplicity of professions ranging from environment management, disaster management, urban planning, land management, crime analysis, etc. The knowledge of GIS greatly enhances the productivity and utility of surveyors, engineers, environmentalist, spatial planners, decision makers, etc and takes them to a new height. GIS as a decision support system helps to make informed and optimal decisions based on spatial logic and real data.   Some of the benefits of having a GIS system are:

The following are the projects where a GIS system was developed for planning, inventory and understanding the existing conditions of farm roads and irrigation canals in the country.

Cadastral and Land Transaction Services

The NLCS, in pursuit of efficient service delivery has implemented an online land transaction system called eSakor to expedite the process of land conveyance. This system is accessible to every individual citizen of the country. However, a land transaction is a task that not everyone is expected to engage on a regular basis. Therefore, landowners and other interest holders can avail the services of private facilitators on payment of a fee.  The private facilitator takes on the responsibility to ensure that all the documentations are complete and due legal process is followed, finally culminating in the approval of the transaction and issue of new land title certificates.

Recently the ‘surveying’ part of the transaction process—plot sub-division along with demarcation surveys have also been regularized for private conduct through certification of some surveyors as “Certified Cadastral Surveyors” upon completion of a training conducted by NLCS.  Earlier these surveys could only be done by NLCS surveyors.

Kheychok Geo Infosys is a Geospatial consultancy firm, specializing in services related to surveying and mapping, GIS, Remote Sensing, Photogrammetry, etc. With the recent opening of land conveyancing/transaction services to the private sector by the National Land Com-mission, we are happy to add this service to our portfolio.

Coming into ownership of land is often the culmination of years of struggle and hard work. Equally emotive is the circumstances leading to the dispossession of one. Every case requires to be treated with great sensitivity!

Our Certified Cadastral Surveyors are trained to serve with the highest level of integrity and professionalism to ensure qualitative dissemination of the service. They are equipped with modern surveying tools and work in close consultation with the NLCS and its branches in the Dzongkhags/Gewogs to ensure full compliance with existing norms.

Types of Services

  1. Plot Demarcation Surveys

Unsure about the exact locations of the boundary? Our surveyor will stake out the boundary accurately using authoritative data from NLCS.  You can also confirm areas, align walls and fences, check encroachments, and help avoid unnecessary altercations with your neighbors and the government.

Deliverable: Positional report of the demarcation survey

  1. Transactions of Whole plots

Transaction of whole plot—is a procedure which involves the trans-fer of ownership of an individual registered plot in its entirety to a new owner. The procedure requires submitting the application form with appropriate information and ensuring all relevant documents are prepared and submitted as prescribed by the NLCS to the Dzongkhag Land Record Office for approval.

Deliverable: Land title document (LagThram)

  1. Transaction of Partial plots

This transaction involves transfer of a part of a plot and requires physical survey to apportion new plot/plots as required by the transacting parties. The subdivision will be carried out by our certified cadastral surveyors using the latest technology and in full compliance to existing norms.  The legal cadastral data from the NLCS will be used as the base data.

Deliverable: Lagthram with new parcel maps.

  1. Associated services

Topographical surveys, subdivision planning, stake out surveys or any other types of surveys.
